76-4-1221. Exemptions for certain subdivisions. Unless the method of disposition is adopted for the purpose of evasion of this part, the provisions of this part do not apply to:
     (1) a subdivision as to which the plan of disposition is to dispose to 10 or fewer persons;
     (2) a subdivision as to which the board has granted an exemption as provided in 76-4-1225.
